Buying a home is a huge decision, and we want to help you every step of the way. See below for some helpful resources to ensure you are fully informed and ready to find your dream home.

Make the decision to buy

Take a look at the types of home ownership before deciding which one to start searching for. For example, do you want a house with freehold ownership (it’s all yours), or would you prefer a condo with HOA fees? This will help define your search if you do choose to move forward.

Owning a home is one of the biggest steps you can take, and as exciting as it is, ensure that you are financially ready for the commitment.

Choose a real estate agent

Finding your future home, where you will go through all the ups and downs of daily life, is a really personal and emotional process. Make sure to choose a REALTOR® that you respect and trust with this delicate process.

Make a list of wants and needs

Think about all the things you will need out of your home. Is your family growing and you need a third bedroom? What about location, do you need to be within walking distance to a school or work? You put these things down as needs, and then all the things you’re looking for, but don’t necessarily need, as wants. Understand home financing

In the midst of looking at different homes and their various features, the financial end of things may be the most challenging part, and planning ahead is key. We will work with you to establish just how much of a down payment you can afford, as well as get you pre-approved where possible to protect against rising interest rates.

Find your dream home

This is the fun part! Starting the search for your dream home can seem overwhelming, but your REALTOR® can help narrow the search to homes in your price range, in a specific neighbourhood, or with all those featured on your checklist.

When going to look at homes, be sure to take someone with you as it’s always nice to have a second set of eyes. Take a camera or phone with you and snap some photos to reference later on, and always refer back to that list of wants and needs!

Make an offer

Now it’s time to put in an offer and make the dream a reality. We will help you put together an Offer of Purchase, and will ensure you aren’t rushing into anything on heightened emotions.

An offer will be made up of a price, deposit, terms (including financing details), conditions, specific items that are included or excluded with the sale, and the closing date. From there you will decide if your offer is “firm” (you are willing to buy the house as is) or “conditional” (based on a further home inspection or the approval of financing).

Home closing process

This is the exciting day when you will officially take ownership of your new home, but there are a number of fees that come along with it. We will make sure you are fully aware and ready for these fees and will help you manage the final steps before those house keys are in your hand.

Selling your home is just as big of a decision as buying is, and you want to be sure you go into the process as informed as possible. There is much more to it than sticking a “For Sale” sign on the front lawn and forgetting about it.

Deciding when to sell

Timing is everything when it comes to getting the most for your home based on market trends and demands. Once you decide to sell, you need to determine how quickly you need to sell your home, or if you’re willing to wait for a change in the market.


As you may have guessed, you will want to sell when a lot of people are wanting to buy and their aren’t enough homes for sale to meet the demand. This is referred to as a “seller’s market.” If you are wanted to buy back into the market immediately, there is “Bridge Financing” available if you happen to find you new dream home before selling your current house.


Finding a REALTOR®

Once you’ve decided to sell, it’s time to find a REALTOR® to get you started. There are many reasons to hire the help of a REALTOR®, but you also want to ensure you find the right person to fit your needs. You want to be able to trust your REALTOR® to have your best interest in mind and be able to hand over all the research and paperwork to them with full confidence they will take care of it.

Preparing your finances

You will most likely be getting a large sum of money from the sale of your house, but you need to plan ahead of time where this money will go. The first thing you need to know is what kind of mortgage you have, as your steps will vary depending on whether you have an open or closed mortgage. You will need to speak with both your current mortgage lender and your REALTOR® to determine what will be best for you.

Marketing your home

What can you do to catch the eye of buyers in your area? This part you can leave almost entirely up to us. We will ensure your home is advertised on the right platforms and is listed on the Multiple Listing Service® (MLS®). You may also want to stage your home to show viewers the home your house could be. Setting a Price

There’s more to it than just putting up a “For Sale” sign. First things first, you have to set a price, which is all about finding a balance between setting a price low enough to motivate buyers, and high enough to ensure you the most you can from your home. Our team will help you find that balance by performing a complete property profile alongside a comparative market analysis to show what similar houses in your area have sold for in the past.

Reviewing and accepting an offer

As with most things, there are terms and conditions when it comes to reviewing and accepting an offer on your house. Offers may be “firm,” meaning they will take the house as is, or “conditional” depending on a home inspection or approval of financing. There may also be a multitude of small details in an offer that you should go through with your REALTOR®, as they can help you decide whether to accept, decline, or make a counteroffer.

So you’ve sold your home and it’s time to pack everything up. The first thing you’ll want to do is make a moving timeline, with tasks broken down into things that can be done weeks in advance, to those that have to be done on moving day.

Home closing process

Once you’ve made your way through all of the offers and counteroffers, the time has finally come to close the sale. With closing day comes relief and excitement, but also closing costs and fees. These include mortgage application fees, inspections, legal fees, insurance, registration and more, but your REALTOR® will ensure you are well aware and prepared for these final costs.
